The Site
The site is approximately quarter of an acre with an access from Shell’s Lane to the plot to the rear of Pendower. The Area
Shepton Beauchamp is a charming village in South Somerset close to the market town of Ilminster and about 15 miles from Taunton. The village has a post office and general store, butchers, pub, a C of E first school and clock mender. Ilminster, named after the river Ile and the Minster church has a number of restaurants, cafes and shops whilst supermarkets Tesco’s and Somerfield are nearby. Holyrood Community School serves the area whilst the Independent Chard School offers private education. Taunton has all the amenities of the County Town of Somerset, including an excellent shopping centre, Richard Huish College and excellent independent schools such as Taunton School. Somerset County Cricket Club play out of Taunton which also has excellent road and rail links.

Services
The site has access to all main services excluding gas. The owner’s advise that there is a private sewer pipe running through the plot that will need to be diverted. We are advised that this has a 4” run. There is a sewer pipe running down Shells Lane and the other houses in this road are connected to the main services. We would advise potential purchasers to make their own enquires to clarify this prior to purchase.
