Summary
A planning consent has been granted for a new end of terrace three storey house with garden and on-site parking, just a 10 minute walk from the City centre in a desirable residential location. This planning consent covers access, layout and scale, with appearance and landscaping being reserved matters for a further application. Preliminary discussions on appearance suggest a façade to match the adjoining property and the rear elevation to have a full height bay window. The roof is likely to be natural slate with Bath Ashlar stone walls and possibly rubble stone on the side elevation, but appearance and landscaping are currently reserved matters. The existing terrace will extend by a further 6.2m for the new dwelling x 9m on three storeys. The Site
The plot is approximately 366sq.m and slopes to the south. There is a lock-up garage on the plot that will need to be removed. The plot will provide a garden and on-site parking for two cars where the garage currently stands, to be replaced by an open parking bay .There are no TPO’s on site. A stone wall needs to be built to separate the two dwellings and to demarcate the boundaries for each property and to prevent vehicle access from the foot of the plot into the new property. We are advised by the owner that this could be a block wall and render but further enquiries on this can be made to the planning authority.
The Area
Walcot is a suburb and Conservation Area to the north-east of the City, most noted for its 18th century Church of St. Swithen. Viewing

The plot can most easily be accessed on foot from Pera Place, which is the road at the foot of the plot. Residents of the neighbouring property are not connected to this sale so please respect their privacy.
