Summary
The Landbank Partnership are proud to bring to market this substantial site in a sought-after rural Somerset location within easy reach of Bridgewater. An application for outline planning permission for the erection of 3 new dwellings has been submitted. Given that the planning application has not yet been passed, the seller is expecting offers to be made subject to planning.

The submitted plans indicate three houses of approximately 200m.sq each with double garages, substantial parking and good sized gardens. Permission also to include a package treatment plant.
The Site
The plot is approximately 5,000sq.m and comprises:
• An existing 200sq.m four bedroom house, built in 1836 but recently redeveloped with substantial garages that could be converted, set on a plot of around 1600sq.m laid to formal gardens, previously valued at £925,000.
• Outbuildings that would suit a barn conversion.
• Approximately 3,400sq.m of amenity land. Please note the land is classified as residential, not agricultural, and there is no change of use required.
The Area
The site is in a village approximately 5 miles to the West of Bridgewater in Somerset. Just outside of the Quantock Hills Area of Outstanding Natural Beauty, it is set in a highly desirable quiet rural location with a good selection of pubs and restaurants in the locality. The existing housing stock in the location comprises period and modern detached homes and farm houses.

Bridgewater is a medium sized town and is a major centre of industry for Somerset. It is also the nearest town to the new Hinkley Point C nuclear power station which is currently under construction, providing a great deal of employment and demand for accommodation. Bridgewater is approximately 1 hour by car from both Bristol and Exeter, and has excellent main line train links to London, Bristol, Cardiff, Exeter and nearby Taunton.
Planning
Outline planning permission has been applied for from Somerset Council. The planning reference is available to registered users.
Services
The plot has access to mains electricity and water services. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The plot can be viewed by appointment which can be made through The Landbank Partnership.
