Summary

The Site

The Area
Crediton is a market town some 7 miles north-west of Exeter and the Dartmoor National Park, with a population of around 7800 people. The town has many independent shops and cafes, including delicatessens, a health food store, antique shops, sports shops and a garden centre. Boots the chemist and two major supermarkets also serve the town. A Farmer’s Market is held once a month and the town also have numerous pubs. Crediton Parish Church is a notable landmark, dating from the 15th Century and built on the site of the former Cathedral sited there in 910AD. The town also supports a running club and a rugby club. Shobrooke Park, one mile to the east of Crediton, is 180 acres of land with four lakes, gardens, fishing and a cricket club. Local schools include Hayward’s Primary School rated as Good by Ofsted and Queen Elizabeth’s Grammar School, a state- run boarding school. Independent education is available at Exeter Cathedral School amongst others. The local train station connects to main-line services at Exeter St. David’s through to London Waterloo. The City of Exeter has a wonderful Cathedral in the centre and has all the amenities of a major City with a population of some 130,000 inhabitants as well as being home to Exeter University. Exeter Chiefs are in the Aviva Premiership, the top tier of English Rugby, whilst the City also has a professional football league club, cricket club and rowing club. Other amenities include Northcott and Barnfield Theatres and the Royal Albert Memorial Museum.

The site has access to all main services including gas available close to the entrance of the site. There is a public sewer in the vicinity and the owner has been granted a Build Near Permission from South-West Water avoiding the need to divert. The nearest point of the sewer is 2.5m from the new house. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
