Summary
A detailed planning consent has been granted for a large detached house over two floors of approximately 1845sq.ft, set in the hillside with views over the estuary. The amended plans indicate a 3 bedroom house and utility room whereas the previous plans indicated a 3 bedroom house and study / 4th bedroom. Clearly the house is large enough for 4 bedrooms. The plans indicate a terraced area to enjoy the views.

The Site
The plot is approximately 853sq.m and slopes some 15 metres from the access to the foot of the site. A dwelling has previously sat on this plot but this has been removed and the plot is now overgrown. The parking spaces in front of the plot used to be in the owner’s name in Land Registry documents, but, as other residents have used these spaces over the years, they are no longer deemed to be part of the plot. However, they can be used as parking for the plot and appear on the application plans.

The Area
Portishead is one of the fastest growing towns in the U.K. with a 40% increase in population in the last 12 years and still growing. The new Marina and harbour-side development has attracted many new residents. Yachts and Cabin Cruisers dock in the harbour whilst the waterside bars and restaurants make Portishead an attractive place in which to live. The town has both primary and secondary schools as well as Waitrose Supermarket. The town is just 10 miles from Bristol City Centre and is popular with commuters. Portishead is also within easy driving distance of Cribbs Causeway with all the further amenities of the City close to hand including excellent independent schools and Universities.

Services
The site has access to all main services excluding gas. We would advise potential purchasers to make their own enquiries with regard to services prior to exchange of contracts.

Viewing
The site can be viewed on an open-viewing basis.
