Finding the right place

Single Building Plot
Guide Price £800,000
An exceptionally located house, with land, in a very desirable village location. The house requires modernisation, but it is perfectly habitable, serving as a family home at present. It could also perhaps be replaced with a new-build house subject to planning. The existing four-bedroom house is large at approximately 3000sq.ft., plus an additional 800sq.ft. lean-to, and a large detached garage with a room over. To the front of the house is a patio area with uninterrupted countryside views.
The Site
The plot is approximately 2.25 acres including a rear paddock. There are a further 16 acres of land and a further 90acres of farmland available by separate negotiation.
The Area
This desirable village is some eight miles north-west of Taunton. The house itself is very private and is a little removed from the main village. The village has a very good pub, The Farmers Arms, and a village hall. There is also a Grade 1 Listed church, being the final resting place of Evelyn Waugh, one of Britain’s finest 20th century novelists, who also lived in the village with his family. The village feels like a haven of peace and tranquillity which is a rare quality. It is about one mile from Bishops Lydeard, which has the unique heritage line running to Minehead with passenger steam trains. Local schools include Lydeard St. Lawrence primary school and Kingsmead Academy, both rated as Good by Ofsted, also The Castle School, rated as Outstanding. Independent education is available at Taunton School amongst others. Taunton has four retail parks including the Hankridge Farm retail Park to the east of the town. Taunton is home to Somerset County Cricket Club who play at the County Ground and is also known for its racecourse to the north of the town. Vivary Park is a 19 acre park at the heart of the town with tennis courts and an 18 hole golf course. There are also several local nature reserves in the vicinity. Cultural activities include the Brewhouse Theatre, Odeon Cinema and the museum. Notable buildings include the Grade 1 Listed Gray’s Almhouses and the Anglo Saxon Grade 1 Listed Taunton Castle. Taunton is accessed from J25 of the M5 and the railway station provides a regular service to Bristol Temple Meads and London Paddington.
The plot has an existing detached house upon it. There are no planning applications attaching to the site.
The house has a supply of electricity and water already serving the property. A large septic tank with several chambers is also in place. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
The house can be viewed only by appointment through The Land Bank Partnership.
