An outline planning consent has been granted for a detached house in a sizeable plot within a desirable village location. The house will back onto open fields to the rear and have countryside views to the front of the property. The illustrative plans indicate a four-bedroom detached house. The ground floor of the house has a garage, utility, kitchen / breakfast area, lounge and dining room. The first floor has four bedrooms, one en-suite and one family bathroom. We have assumed the house to be approximately 1800sq.ft. but the dimensions could go higher than this, 2000sq.ft. being stated in the documents. Reserved matters include layout, scale, appearance, landscaping and access. The Highways Authority are satisfied with the indicative access arrangements as stated in the Officer’s Report. The house will have an individual private garden.
The Site
The plot is approximately 980sq.m. or just under quarter of an acre. The plot is level and clear and sits above the road. A shared access is envisaged with individual driveways leading off this. An ecological appraisal has been completed. The plot is clear, but there is a transformer and a pole to move on the adjoining plot (plot 1) and quotes have been received from Western Power to do this, this figure will need to be shared as a cost with plot 1 and is included in our appraisal.
The Area
The village sits between the Cities of Bath and Wells, being 10 miles east of Wells and 15 miles south of Bath. The village has a pre-school, primary school, playground, village shop and post office, pub and village hall. The village sits within the Mendip Hills AONB. Edford Woods and Meadows is a Site of Special Scientific Interest. Secondary schools include Whitstone, rated as Good by Ofsted and Fosse Way school rated as Outstanding. Independent education is available at Downside School and All Hallows, or at Wells Cathedral School. Both Castle Cary and Westbury railway stations provide a train service to London Paddington. Wells is the smallest City in England and the splendid Cathedral dates back to the 13th century. Wells has a weekly market and has many fine shops and restaurants as well as a Waitrose supermarket.
The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange.
The plot can be viewed on an open viewing basis. No neighbouring properties are connected to this sale.
