The house will back onto open fields to the rear and have countryside views to the front of the property. The illustrative plans indicate a four-bedroom detached house. The ground floor of the house has a garage, utility, kitchen / breakfast area, lounge and dining room. The first floor has four bedrooms, one en-suite and one family bathroom. We have assumed the house to be approximately 1800sq.ft. but the dimensions could go higher than this, 2000sq.ft. being stated in the documents. Reserved matters include layout, scale, appearance, landscaping and access. The Highways Authority are satisfied with the indicative access arrangements as stated in the Officer’s Report. The house will have an individual private garden.
