Summary
A detailed planning consent has been granted for a terrace of three x two- bedroom houses with front gardens, small rear patios and on-site parking in the conservation area and within walking distance of the town centre. The houses are approximately 800sq.ft. each. The ground floor has a WC, hall, kitchen, dining and living room. The first floor comprises a landing, two bedrooms and a bathroom. A dormer is perhaps a possibility subject to planning. The houses will have clay tile roofs, clay brickwork on the chimneys, natural stone walls and painted timber windows and doors.
The Site
The plot is level and sits above the road. The site is approximately 434sq.m. or 4670sq.ft. In order to allow for the four on-site parking spaces, the existing wall needs to be removed and rebuilt some 3 metres further back which will create the parking area. There are currently three log cabins and a summer house on site that the owner can sell or remove as required. Two cottages near the access require a new roof, windows and doors, if additional contract work is of interest while working on site.
The Area
Shepton Mallet lies some 5 miles to the east of the City of Wells and 18 miles south of Bristol, on the southern foothills of the Mendips. The town has a population of around 10,000 people.
