Summary
A detailed planning consent has been granted for a large detached four- bedroom house in this desirable location. The plans indicate a large detached house of approximately 3500sq.ft. GEA. These plans indicate a basement area and three further levels of accommodation, but the three levels alone maybe considered to be an adequate level of accommodation if a basement area is not required. The plans show a basement with gym, store, plant room, WC, games room and swimming pool/cinema with a moving floor. The ground floor has a reception, utility, WC, living room, kitchen and dining area. The first floor has three bedrooms, one en-suite and family bathroom. The second floor has a further bedroom, shower and playroom/office. The house is designed to mirror neighbouring property with brickwork walls, timber frame windows and doors. The house will have its own private garden and two parking spaces. The plot is within walking distance of the town centre.
The Site
The plot is approximately 800sq.m. There is an existing vehicle driveway which slopes up from the road and is flanked by a pair of chestnut trees. New vehicle hardstanding is required at the front of the plot. A new pedestrian access with steps will lead from the established public footpath. The plot has a small prefabricated garage to be removed. The planning consent includes an Arboricultural Report and a Construction Management Plan.
