Summary
A secluded 4.5acre site in a village location has received a change of use planning consent from holiday units to residential. Only one unit, the club house, requires conversion. There is no necessity for further investment in construction or infrastructure, the change of use is in word only, with the existing properties having been trading as holiday units since 2005. There are twelve dwellings in total on site, with perhaps the possibility of further residential accommodation on site in due course, subject to planning. There is also an additional 4.5 acres of adjoining land plus a lake available by separate negotiation. The current dwellings are fully furnished and carpeted throughout to a good standard. There are a range of outbuildings also as well as a tennis court and a fishing lake. The dwellings are as follows. The measurements are approximate. A 4-bedroom house of 175sq.m. A 3-bedroom house of 130sq.m. Two 3-bedroom bungalows of 150sq.m. each. A 3-bedroom club house in need of conversion of 110sq.m. Two 2-bedroom bungalows of 100sq.m. A 2-bedroom house of 120sq.m. Two 2-bedroom flats of 70sq.m. A 1-bedroom coach house of 65sq.m. A I bedroom cottage of 60 sq. m. The club house has a separate planning consent to the rest of the site. The plans indicate a single storey dwelling with three bedrooms, an en-suite, further bathroom, WC, cloakroom, kitchen and living room. This plot is approximately over one quarter of an acre with gardens and two parking spaces.
The Site
The plot is approximately 4.5 acres with an additional 4.5 acres of land plus a lake available by separate negotiation. Aside from the residential accommodation, the site has a gym and spa, games room and bar, tennis court, fishing lake, play area and paddock. The additional land has been considered suitable for 6 fishing lodges, but this has not been fully explored.
The Area
The village is some 4 miles north of Looe and 4 miles south of Liskeard. The resident population is around 500 people and it is served by a railway stop on the Liskeard to Looe train line. There is a connection at Liskeard to the GWR mainline with service to London Paddington. Trewidland primary school and Liskeard School and Community College \are both rated as Good by Ofsted. Independent education is offered at St. Joseph’s. Nearby Looe is an attractive seaside town and busy fishing port. The south-west coast path passes through the town which is itself surrounded by beautiful countryside. The town is noted for its beach and long harbour and its popular music festival as well as numerous restaurants and amenities serving a population of around 5000 people. Liskeard lies some 20 miles west of Plymouth with a population of around 9500 people, again with numerous restaurants, cafes and pubs. Supermarkets can be found in both Looe and Liskeard.
Services
The site has mains water and electricity already serving the dwellings on site. The site also makes use of septic tanks and a Bio clear sewage system. The club house conversion will need a septic tank or a package treatment plant.
