Summary
A Permission in Principle, or PiP, has been granted for 9 apartments in this very desirable Surrey town located 16 miles south-west of Central London. The Government introduced PiP on June 1st 2018. It gives certainty to the Builder or Developer that the fundamental principles of development in terms of the location, land use and amount of development are acceptable, before the Technical Details Consent, or TDC, is submitted regarding design, appearance, landscaping etc.…It allows for a quicker and more productive planning process on smaller schemes. The indicative plans indicate 1 x 2 bedroom penthouse apartment of approximately 656sq.ft. GIA and 8x1 bedroom apartments of approximately 420sq.ft each GIA. The building is on three levels in the plans. The planning consultant on this scheme thinks it possible to build 3 x 2 bedroom apartments and 6 x 1 bedroom apartments on a smaller footprint on three levels and to also allow for three parking bays. The first scheme does not have on- site parking but has amenity and landscaped land. Weybridge is one of the most desirable regions of the U.K. in which to live and is bounded to the north by the River Thames.
The Site
The plot is approximately 380sq.m and currently has a three bedroom house on the site to be removed. There are also 12 palm trees on site to be removed, or sold. The indicative plans indicate amenity and landscaping land and a bike shed to store 9 bikes. The plot is within easy walking distance of Weybridge Green and the town centre.
The Area

Weybridge is a desirable location for many reasons. It is just 16 miles from Central London and has a mainline train station to Waterloo, a journey of just 19 minutes. Heathrow Airport is 7 miles from the town. The close connection to the River Thames has given the opportunity for a rowing club and a canoe club to thrive. There are also cricket, rugby, tennis and bowls clubs locally. Weybridge Heath is a valuable local natural habitat. The town has numerous bars, cafes, restaurants and shops, a shopping centre and national supermarkets such as Waitrose. It has a population of some 15,000 residents and is the Headquarters for some major international companies such as Sony, Procter and Gamble and Toshiba. Local schools such as Oatlands and Walton Leigh are rated as Outstanding by Ofsetd. Independent education if offered at St. George’s College and Halliford School, there is also Notre Dame Grammar School.
