Summary
An outline planning consent has been granted for three detached houses and an 83sq.m. B1 office/ workshop, ancillary to plot 3. The outline plans indicate one large 4 bedroom house plus study, one large 3 bedroom house plus office and another large 3 bedroom house. We have been more conservative in our site appraisal, assuming three x 4 bedroom houses, but on a more cost-effective smaller scale. The site is in a quiet location at the edge of the village. The exact design and scale is to be determined in the detailed planning application.


The Site
The site is level and is approximately 00.16 ha, over one third of an acre. There are some disused buildings on site to be removed, some metal-sheeted structures. The access into the site is to be raised to 62.7 AOD (above ordinance datum). An F.R.A. has been completed, the siting of the housing and office being in the most beneficial zone 1. The site will have plenty of space for on-site parking and turning as well as gardens.

The Area
Evercreech lies 3 miles south-east of Shepton Mallet and 5 miles to the north of Castle Cary, where there is a main-line railway station. The village has a primary school, local co-op with post office and two pubs. Notable local landmarks are the tiny 12th century church of St. Mary and the Grade 1 Listed church of St. Peter. Small Down Knoll, a Bronze Age Hill Fort, rises above the village. Shepton Mallet lies 5 miles to the east of the City of Wells and on the southern foothills of the Mendips. The town has a population of around 10,000 people. The town centre and beyond forms a conservation area with over 200 listed buildings. The Market Cross dates back to 1520. The town has 3 primary schools and secondary education at Whitstone School rated as ‘Good’ by Ofsted in 2013.
