Summary
A detailed planning consent has been granted for two semi-detached houses on three floors with under-croft parking and rear gardens close to Marine Parade. The properties in the street date from the Victorian and Edwardian eras and these new houses reflect the adjacent dwellings. The under-croft parking will sit partly underneath the first floor on this level site. The 1st floor of each house will have a kitchen, dining area, WC and terrace. The second floor will have a living area, study/3rd bedroom and bathroom. The top floor will have two bedrooms. Each house has a gross internal area of approximately 980sq.ft.
The Site
The plot is level and is approximately 148sq.m. The plot has its own access from the road and the existing dropped kerb will need to be widened. A detailed F.R.A. has been completed with no objection from the environment agency. The structural engineer has designed a raft footing and building regulations are currently being put in place. The timber storage shed on the plot will be removed. The alley way wall will need to be demolished to the depth of the house and the alleyway closed during building. The new house will effectively provide the new boundary wall up to the remaining alley way wall.
The Area
Sheerness is the largest town on the Isle of Sheppey, with a population of over 11,500 residents. It is a seaside resort as well as one of the U.K.’s leading ports. Sandy beaches run along the coast with the industrial areas sited to the west of the town. Due to its location, the town has a sailing club and a yacht club as well as a golf club with an 18 hole course. Elmley National Nature Reserve is a 3200 acre estate in this area. The town has a theatre, leisure complex with swimming pool, national retail chains and independent shops and a twice weekly market next to the High Street. The railway station provides a service to London Victoria changing at Sittingbourne. Rose Street primary school is rated as Good by Ofsted, independent education is offered at Elliot Park School and secondary education at Oasis Academy. The Sheppey Crossing four lane bridge carries the A249 trunk road and was opened in 2006. Sheerness is some 20 miles east of Maidstone and 31 miles north-east of Canterbury. It also lies some 20 miles east of Chatham. Chatham is a lively market town in North Kent with a population of around 76,000 residents. The town is popular with commuters to London, with regular train services to London Victoria, Charing Cross and St. Pancras International.
