Summary
A detailed planning consent has been granted for a detached two storey chalet bungalow of approximately 1000sq.ft GEA in a suburb of Bristol, close to Cribbs Causeway and some 11 miles north of Bristol City Centre. The plans indicate a WC, study, dining room, kitchen and living/dining area on the ground floor. The dining room seems superfluous and could provide a third bedroom. On the second floor are two bedrooms and a bathroom with a void over the living/dining area. A 3 bedroom dwelling requires two off-street parking spaces which this new dwelling provides. The plot also provides for a small garden of 55m2 and has its own access. The chalet bungalow is of fairly simple construction, brick walls, UPVC windows and doors, double roman roof tiles, roof lights under a pitched roof and solar panels. The plot is in a quiet and popular residential road.
The Site
The plot is approximately 150sq.m, or in excess of 1600sq.ft. The plot is level, has its own access, is mainly clear and is bounded by close boarded fencing. The fence needs to be lowered slightly to improve visibility and sight lines. The current owner would like to keep the gates that currently open onto the site so new gates would be required.
The Area
The plot sits in a Bristol suburb close to Bradley Stoke to the east and to Little Stoke. The area became part of the new parish of Stoke Lodge and the common in 2015 and has a population of around 1800 residents. Nearby are local shops and a Tesco express, The Pavilion provides a venue for meetings and clubs and the 20 acre playing fields is a valuable asset for the region. The interchange on the A38 gives easy access to Cribbs Causeway and its extensive range of shops including John Lewis and Marks and Spencer. The complex also has a Vue Cinema, numerous restaurants and supermarkets as well other retailers away from the main indoor shopping area. Bristol Parkway railway station is some two miles from the plot, providing a service to London Paddington. St. Chad’s primary school is rated as Good by Ofsted as is Abbeywood Community School. The plot is some 11 miles north of Bristol City Centre offering all the amenities of one of England’s major Cities, including two Universities, the shopping centre at Cabot Circus and excellent independent schools.
Services
The plot has access to all main services including gas, except for mains drainage. The plans indicate the need for a package treatment plant or a septic tank. We would advise interested parties to make their own enquires with regards to services prior to exchange of contracts.
Viewing
The site can be viewed only by appointment through The Land Bank Partnership. The gate is locked.
