An outline planning consent has been granted for a detached self-build house in a desirable residential location. The outline plans are only indicative but show a detached four bedroom house with a gross internal area of some 2500sq.ft. Another set of plans, encompassing the whole site, indicate a much larger six bedroom detached house. The house will have a private garden, garage and turning area as indicated in the plans. Views from the plot will extend across to Brent Knoll and the reservoir. There is an existing access into the plot which will be shared initially but will be a private access in due course. At present, appearance, layout, scale, access and landscaping are reserved matters so there is scope for individual input into the eventual design. Our understanding is that you may also need to register with the Local Authority in order to be able to purchase a self-build plot.
The Site
The plot has the potential for two self-build houses being in total approximately 1100m2 or just over a quarter of an acre. This single plot is therefore approximately 550m2. If the whole plot is required for either a larger detached house, or the possibility of two self-build houses, then the total plot is offered at £300,000. The current owner is going to apply for a second dwelling. However, the Decision Notice point 6 states that only one dwelling shall be erected on the site. The plot will have the hedges and borders cut back and reduced by the current owner in order to fully appreciate the plot and better visualise the scale of the plot.
The Area
Cheddar is world-renowned for the Cheddar Gorge and caves and of course its cheese, attracting thousands of tourists to the area every year. Cheddar has excellent primary and secondary schools, including the Kings of Wessex School. The town has two Supermarkets, including Sainsbury’s, two very good Indian Restaurants, many varied and local shops, pubs and hotels. Water-sports activities take place at the Cheddar Reservoir, whilst the town has tennis, football and rugby clubs, with a golf course at Wedmore Golf Club. Nearby is the City Of Wells which is a relatively short drive. The nearest independent school is Sidcot which is over 400 years old and is rooted in the Quaker tradition.
The site has access to all main services. We are advised that mains drainage, gas and electricity are already serving properties on site and water is available in the adjacent roadway. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
