A detailed planning consent has been granted for a spacious detached four bedroom bungalow of approximately 1400sq.ft in a quiet village location, set back from the road in an elevated position. The Site
The plot is level and is approximately 740sq.m, so it is a large plot. At present there are two static homes on the site that need to be removed. One will need to be demolished. The other could be used as accommodation or storage during the build. Photographs of this static home are on our website. There is also a dilapidated shed to remove. The access is initially shared, and then the dwelling has its own access along the eastern boundary. There is the possibility of separating the access or tapering off to the right at existing entrance, subject to planning. Therefore, as you enter, the right side of the front garden could also be part of the plot. A new gate and wall will provide further privacy and the building of this dividing wall will be the responsibility of the new owner.
The Area
The village is in Devon but is just a mile from the border with Cornwall. The village has a pub, a 15th century church, a primary school rated as Good by Ofsted, a post office, village hall and a petrol station with local shop. Holsworthy is a market town some 5 miles from the village. Holsworthy has numerous shops, cafes, pubs and restaurants and holds a weekly market. The town has both football and cricket clubs, a golf course, swimming pool and a theatre as well as a Waitrose supermarket. Some 6 miles to the north-west of the village is Bude, Cornwall’s most northern town. Bude is a coastal resort with a stunning coastline, which includes Widemouth Bay, a long sandy beach which looks out towards Lundy Island and Bude Sea Pool which sits under the cliffs at Summerleaze Downs. Bude is also popular with surfers. Secondary education is provided at Budehaven Community School, rated as Good by Ofsted. Independent education is offered at St. Petroc’s school in Bude and at Shebbear College in Beaworthy.
The plot has access to the main services of electricity and water. A package treatment plant or septic tank will be required for the new dwelling. Temporary services of electricity, water and drainage can be provided for the static home on site at cost if this is required.
