Guide Price £175,000
A detailed planning consent has been granted for a spacious detached timber-frame four bedroom house of approximately 1500sq.ft in a village location. The house is an energy efficient home with an air source heat pump to provide for underfloor heating and domestic hot water, log burner, Structural Insulated Panels and solar panels. The house will have vertical larch timber cladding, slate roof tiles and double glazed grey UPVC windows and doors. The design is for the bedrooms to be on both floors to make the most of the views but internal arrangements can be altered to suit. Currently the ground floor has a kitchen, utility, hall, bathroom and two bedrooms. A patio leads into the garden. The first floor has a living area and dining area, balcony, two bedrooms and an en-suite. The plot is screened by mature vegetation within the site and along the verge, and will provide for a private dwelling with its own access from a quiet country road.
The Site
The plot is set in mature gardens and the plans indicate 3 parking spaces and a turning area. The new house will sit to the front of the plot near the vehicle access with a patio and garden to the rear of the plot. The balcony will look over open fields across to the Bristol Channel and Welsh coast. The plot is approximately 6000sq.ft in a village location just outside of the boundary with Weston.
The Area
The village has a Grade 1 Listed 12th century church and is close to Worlebury Woods. The Grade 1 Listed 13th Century Woodspring Priory is also nearby. The village is close to the beach and coastal walks and is a favoured residential location. The village has pubs, hotels, local shops, a village hall and playing fields. The primary schools of Worle and St. Mark’s are rated as Good by Ofsted as is the secondary school at Hans Price. The Priory School is rated as Outstanding by Ofsted. Weston Super Mare, which has a population of 72,000 people, opens up all amenities and facilities. The town has the major supermarkets including Waitrose and Sainsburys as well as the Sovereign Shopping Centre. All manner of sports clubs are represented in the town. Weston has good motorway connections and is on the main-line railway to London Paddington. The town is about 20 miles from Bristol City Centre and is popular with commuters.
The plot has access to main services including broadband but will require a package treatment plant or septic tank for sewage. We would advise interested parties to make their own enquires to clarify this prior to purchase.
The plot can be viewed only by prior appointment through The Land Bank Partnership. The plot is currently accessed through the owner’s residence so appointments will need to be made to view. The existing vehicle entrance to the plot is currently boarded up.
