The Site
The application area of the site is 0.208 ha, this includes North Devon Council owned land required to provide access to the plot and an area for vehicle parking at the top of the access road where an additional 4 parking bays are to be constructed as part of this planning consent. This area provides 6 parking spaces for other residents. The real plot size is 0.037 ha or approximately 370sq.m, just under 4000sq.ft. The existing trees will remain on site. We are advised that around 6 tons of soil needs to be removed from the site and some ground-works are required for the parking spaces and path edgings. The current owner has quotes of £12,000 to cover these two ground-work requirements. A wildlife statement has been completed and we are advised that a site levels survey and Geotechnical survey have also been completed but we have not had sight of these.
The Area
The village lies a few miles west of Exmoor National Park. It has a post office, shop, church, village hall, sports club and recreation ground. The primary school is rated as Good by Ofsted. The nearest beach is at Coombe Martin whilst the surfing beaches at Saunton and Croyde are within easy driving distance. The village lies some 7 miles north-east of Barnstaple, the main town in North Devon, with all the major High Street Retailers as well as The Green Lanes Shopping Centre and Sainsburys Supermarket. The town also has a theatre, is the home of Exmoor Zoo, Marwood Hill Gardens and Broomhill Sculpture Garden. As well as the state schools of Park Community School and Pilton Community College, independent education is offered at St Michael’s School and West Buckland School.
