Summary
A detailed planning consent has been granted for a spacious detached contemporary 4xbedroom eco-house within the Dorset AONB and in a picturesque village setting within the Conservation Area. The house is approximately 2150sq.ft on one level and is designed to fully integrate within the existing landscape. The house will have a living and dining area, kitchen, storeroom, larder, utility and cloakroom with 4 bedrooms and 2 bathrooms (1 en-suite) and a covered terrace. The house will also have a grass roof with 3 roof-lights for additional light. The house will be constructed of local stone and timber and is in a secluded spot with a large south-west facing garden and views across the valley. The plot is on a no-through lane. A variation to planning moved the building away from the bank by 1.8m to enable a more efficient structure. The conditions that could be discharged at this stage have been, in a 2017 application. Therefore conditions 3, 4, 5, 6, 7, 10, 12, 13, 14, 15 and 18 have been discharged. These conditions cover, for example, detailed drawings, foul and surface water drainage, boundary treatment, finished floor levels, vents and flues, meter boxes, planting approval, hard and soft landscaping and sample panel. Furthermore there is a water system diagrammatic, water and electricity supply routes, drainage plan, structural calculations and reinforcement schedule. In addition, air source heat pump specification and quote, solar PV scheme design and supply quote underfloor heating design and quote and thermostat design and supply quote. Building regulations will also be issued shortly. This plot is as prepared as it can be to start building. The existing barn and garage at the foot of this plot is excluded from this sale but can be purchased by separate negotiation, this is an area of approximately 400sq.m and may have potential for a change of use subject to planning. There is also the opportunity of renting or purchasing a further 3 acre field by separate negotiation which is an approximate 15 minute walk from the plot.
The Site
The plot extends to approximately 1030sq.m or a quarter of an acre. The plot has been excavated and is level. A wall and gate are also in place. The plot is set against a backdrop of mature trees and is obscured from the village by a mature hedge and further trees.
The Area
The village is in the Dorset Downs AONB some 4 miles from Blandford Forum. The village has a population of over 500 people. Amenities include a 17th century inn, post office, shop, pub, village hall, church and school. To the north of the village is a sports club for cricket and football and a play area. There are many other local clubs and social events within the village. The market town of Blandford Forum has been described by The Guardian as ‘A Little Bath,’ as it is noted for its Georgian Architecture. As well as the Saturday market, the town has numerous shops, restaurants and supermarkets and has a population of around 11,500. The Blandford School has been rated as ‘Good’ by Ofsted whilst independent education is offered at Bryanston School and Canford School amongst others.

The plot has access to electricity and water but will require a Biorock package treatment plant for sewage; this is illustrated on the plans. We would advise interested parties to check with suppliers before exchange of contracts.
