Summary
A detailed planning consent has been granted for a detached three bedroom house in a semi-rural village location some 4 miles north of Coventry city centre. The house will have a rear garden and views across open fields from the side as well as two on-site parking spaces. The new house has a gross external area of approximately 1060sq.ft. The ground floor has a hall, WC, kitchen / dining room and lounge. The first floor has three bedrooms, one bathroom and a WC.
The Site
The plot is level and is approximately 116sq m to allow for the new two storey house, on-site parking and the rear garden. There is a small outhouse on the plot that will need to be removed. There has been coal mining activity previously in the village but we are advised by the owner that nothing untoward was identified when he purchased the house that adjoins the plot.
The Area
The village is semi-rural and this plot is on the edge of the open countryside. The village has a shop, post office, doctors and pharmacy with both Tesco and Morrisons within easy driving distance. As well as the open countryside there is high grade ancient woodland nearby, several varied habitats and a wide diversity of plants and animals. Local primary schools are generally rated as Good by Ofsted and the secondary schools of Ash Green and President Kennedy Academy are rated as good and outstanding respectively. To the South is the City of Coventry which is named as the U.K. City of Culture 2021. The City is noted for its modern Cathedral, built on the ruins of the ancient one after the Second World War, art gallery, museum, theatre, numerous sporting clubs and the Lower Precinct Shopping Centre. Independent education is offered at the King Henry V111 School and Batlake School. The Universities of Coventry and Warwick are in the City and Coventry railway station operates a service to London Euston.
Services
The plot has access to all main services including gas and there is fibre broadband in the village. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The site can be viewed on an open viewing basis respecting the privacy of neighbouring residents. The plot has open access from the road and you can view the back garden via the side gate.
