An Option or Conditional Contract is sought in order to enhance and improve an existing planning consent on this land in a popular village residential area. The existing planning consent is for a detached 4 bedroom house plus study with integral garage, with a gross external area of approximately 2300sq.ft. The site could suit a pair of 3/4 bed semi-detached houses subject to planning. The owners are seeking a developer or builder to take an Option on the site in order to run this planning application with a view to a purchase on the grant of this enhanced planning consent. Sketch drawings have previously been drawn up for a pair of semi-detached houses with gardens, parking and a turning area. We are advised that the original planning consent has been implemented, the drainage is in and building regulations have been paid for. The plot has views over a large park to the rear of the site.
The Site
The plot is approximately 520sq.m or just under 5600sq.ft. The plot is level and somewhat overgrown at present. A new access will come in from the road. The sketch drawings envisaged a two-storey pair of semi-detached houses, existing trees to be retained and a new 2m boundary fence to be erected.
The Area
The village is a few miles from Epsom and approximately 6 miles from Kingston-Upon-Thames. It has a large number of open spaces and good local schools. Ewell Grove primary school is rated as Outstanding by Ofsted as is The Glyn secondary school. .Independent education is offered at Ewell Castle School. The village is on the London outer orbital path walking route, and borders the south-west boundary of Greater London at Cheam. Two railway stations serve the village; one to London Waterloo and one to London Victoria, there are also bus services to the London Underground. Places of local interest include Bourne Hall, with a Listed garden and waterwheel. Bourne Hall has a library, theatre, gymnasium, café and museum. There is a nature reserve at Ewell Court. Sporting facilities include a tennis club and athletics track, home to Epsom and Ewell Harriers. The village also has many pubs, restaurants and shops.
