Summary
A detailed planning consent has been granted for a detached 2/3 bedroom dormer bungalow of a traditional and quality design in the conservation area just 200m east of the town centre. The new dwelling will have a gross internal area of approximately 104m2 or 1120sq.ft with an entrance hall, kitchen / dining area, living room, WC, a third bedroom or study on the ground floor and with a terraced garden area to the west of the new dwelling. A parallel parking space will be arranged to the front of the bungalow. Whilst the building plot is level, the rear of the plot falls away steeply to garden and a stone retaining boundary wall.
The Site
The plot is some 340sq.m in total and will require the removal of the existing double garage to allow for the new dwelling. The new dwelling will be set back from the road edge and existing mature tree cover to the north-east corner of the plot will remain. The site is overgrown to the rear of the garage and covers some steps leading down to this area of land. The hardstanding to the west of the new dwelling is where the terraced garden area will sit. The pole and cables will require relocation subject to consultation with the service provider. A preliminary geotechnical assessment of the site has been made and point 4 of the Decision Notice requires an intrusive site investigation in line with the recommendations of this report.
The Area
Launceston is the gateway to Cornwall, just over the West Devon border and with the A30 to the south of the town. It is a very attractive traditional market town with a 13th century Norman castle and a 14th century gatehouse into the old town. The town has many independent shops, cafes and pubs as well as its own newspaper, a museum and a steam railway. An indoor market is held once a week and a monthly market held in the town square. The town is set within rolling countryside and within easy reach of the north and south Cornish coasts. Gunnislake train station provides a GWR service to London Paddington. The population of the town is over 9000 people and sporting facilities include a golf club as well as football, rugby and cricket clubs. Both Windmill Hill Academy primary school and Launceston College are rated as Good by Ofsted and independent education is offered at St. Joseph’s school.
