Summary
A detailed planning consent has been granted for three houses, being one detached four bedroom house and a pair of semi-detached three bedroom houses. The four bedroom house offers approximately 143sq.m of floor space and a 23sq.m integral garage as well as two further parking spaces. This house has a garage, hall and utility area on the ground floor while a separate front door leads to a staircase to the upper ground floor. This floor comprises of a kitchen, living, dining area and a cloakroom. Patio doors lead to a patio area and steps to a raised garden. The garden area is some 125m2 for this dwelling. The Site
The site is approximately 600sq.m with a maximum width of 27.2 metres and a maximum depth of 31.5 metres. There is a gradient rise of around 8.26 metres from the front of the site to the rear of the site. There is a concrete platform and a further concrete wall to remove on site. The plans indicate a gently sloping courtyard with raised gardens separated from the patio areas by stone faced retaining walls. There is an existing tall stone and red brick wall on the eastern boundary that will remain. We are advised that a small section of footings is already in place and recorded, to constitute meaningful commencement of construction on site. In addition, soil reports, acoustic reports and build and construction drawings are available.
The Area
Stroud is a market town that lies in England’s largest ‘Area of Outstanding Natural Beauty’ in the South Cotswolds, surrounded by five valleys, with a population of around 13,000 people. The town is some 10 miles south of the City of Gloucester. The town has numerous independent shops and cafes as well as major supermarkets in the area, including Waitrose, Sainsbury’s and Tesco, there is also a highly acclaimed farmers market held weekly in the town. Stroud has many amenities including a cinema, theatre, a thriving artistic community, a leisure centre with indoor pool and it is also on the Sustrans National Cycle Network. In addition there are rugby, football, cricket and athletic clubs in the town. The railway station runs frequent services to London Paddington and National Express travels to London Victoria. Local schools include Uplands Primary School rated as Outstanding by Ofsted and secondary education is offered at Stroud High School and Marling School, again both rated as Outstanding by Ofsted. Independent education is available at Wycliffe College and Hopelands Preparatory School.
