An outline planning consent has been granted for the demolition of the existing building and for the construction of up to 20 apartments. These could be 12 open-market flats and 8 affordable units or perhaps up to 10 units or less, with a maximum combined gross floor space of no more than 1000sq.m, where no affordable housing requirement should be applied. The site is situated in a good residential location close to the centre of Westward Ho!, within easy walking distance of the beach and shops and with sea views on the upper levels. There are currently solar panels on the roof of this Victorian building that may be useful for the future development. Scale, appearance, layout, access and landscaping are all reserved matters. It is envisaged that the 12 open-market dwellings will be two bedroom apartments and the affordable units will be a mix of two beds at around70sq.m and one beds at around 46sq.m. It is envisaged that on-site parking will be at basement level.
The Site
The existing building, to be demolished, contains 19 flats. Eight of these have short-term tenants on a 3 month notice tenancy as and when appropriate. The plot size is approximately 1059sq.m or quarter of an acre. An area of waste ground to the west of the building could provide the access to the basement parking from the road. Devon County Council Highways had no objection to this adjacent access subject to the footway along the frontage of the site being made into a continuous footway with a dropped crossing of the access. It also states the need to improve the visibility to 2.4m x 43m and we are advised this can be achieved by setting the new building back a little further than the existing footprint. We are advised that this waste ground, the proposal for vehicle access, is not in any ownership.
The Area
Westward Ho! is a popular tourist destination and there is currently a lot of development activity here. Westward Ho! faces westward into Bideford Bay and is opposite Saunton Sands and Braunton Burrows. Best known for its surfing seas and the two mile long beach, this lies within the North Devon Coast AONB. As well as numerous local shops there are good local restaurants and bars, including Moran’s, Pig on the Hill and The Pier House. There is sailing at nearby Appledore as well as golf at the Royal North Devon Golf Club, the oldest golf course in England. Local schools include St. George’s primary school, Braunton Academy and Great Torrington School, all rated as Good by Ofsted. Independent education is offered at Kinglsey School. Bideford has the Atlantic Village Shopping Outlet including major retailers such as Marks and Spencer and Gap, whilst the supermarkets such as Tesco and Asda are also in the town. Both Waitrose and Sainsbury’s are within easy driving distance. Westward Ho! is 11 miles south-west of Barnstaple from which a service runs to London Paddington from the town’s railway station.
The site has all main services including gas already on site and solar panels on the roof. We would advise interested parties to make their own enquires regarding services prior to exchange of contracts. .
