Summary
A detailed planning consent has been granted for a detached contemporary two bedroom bungalow in this desirable village location. The new dwelling will have an open-plan kitchen/dining and living space, two bedrooms and a bathroom. The main rooms face north and south onto the garden and amenity spaces, with roof-lights incorporated to provide a high-level of natural lighting into the centre of the dwelling as well as a contemporary glazing solution incorporated into the elevations to maximise daylight. The new dwelling will have a gross external area of approximately 820sq.ft. The design is for a slate roof finish, mono ridge tiles and Velux roof-lights with brick and timber elevations.
The Site
The plot is level and clear and is approximately 270sq.m or 2900sq.ft, at present it is laid to hard-standing and astro-turf. An existing vehicle access leads onto the plot. The plot is near the centre of the village. The plot will also provide for a small garden and two on-site parking spaces.
The Area
The village is surrounded by open countryside and has previously won the accolade of Warwickshire’s best village as well as numerous Rugby in Bloom gold awards. The village sits on the Warwickshire/ Leicestershire border and has a population of around 1900 people. The local primary school of St. James has been rated as ‘Good’ by Ofsted and the Hastings High School as Outstanding. Local amenities include 3 pubs, a general store and post office, a bowling club, cricket club and golf course in nearby Hinckley. There is also a doctor’s surgery in the village. A nature reserve and fishing lakes are also here. The market town of Hinckley in Leicestershire is some 5 miles north of the village with a railway station that operates regular services between Birmingham and Leicester. Journeys to London are either on the West Coast mainline or the Midland mainline, via Leicester to London St. Pancras. The supermarkets of Sainsburys, Asda and Morrisons are all within easy driving distance.
Services
The plot has access to all main services including gas and there is superfast broadband in the village. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
