Summary
A detailed planning consent has been granted for a detached single storey bungalow in a desirable village location and in a relatively secluded position to the rear of other properties. The bungalow is approximately 950sq.ft with two bedrooms, bathroom, open plan lounge and dining area, kitchen, hallway and additional storage space. The plot also has a garden and parking, one space on site and two garages in an existing garage block are also included.
The Site
The site is level and clear, although it is overgrown, and is approximately 300m2. The owner wants to retain half a meter across the front of the plot where the entrance turns towards the garages in order that vehicles have more space to turn into the garages at this point. Any new owner will also benefit from this as two garages belong to this plot. The plot is somewhat narrow and elongated hence the design of the bungalow to fit comfortably into the plot. Access is from a private drive off a public highway, the drive is in the ownership of the current owners of the plot. A protected species report has been completed. The owner advises that the plot has only ever been a garden to in his living memory and he is writing to the LPA to confirm this in line with a condition of the planning consent.
The Area
The village is some 5 miles south-west of Taunton and has both a pre-school and primary school, the latter rated as Good by Ofsted. There is also a village hall, village stores and a playing field. A Grade 1 Listed church sits above the village. The southern end of the parish lies within the Blackdown Hills Area of Outstanding Natural Beauty and the village sits on the edge of the adjoining county of Devon. Junction 26 of the M5 is about 1.5 miles from the village and Taunton railway station is some 5 miles from here. Wellington lies some 3 miles west of the village and has both the Independent Wellington School and The Castle School, rated as Outstanding by Ofsted. Wellington has a population of around 14,500 residents with many interesting local shops and two major supermarkets being Waitrose and Asda. The town has a theatre, cinema, its own weekly newspaper as well as cricket, football and rugby clubs. Notable buildings include the Grade 11 Listed Duke of Wellington monument, built to commemorate the victory over Napoleon in the Battle of Waterloo 1815, marking the end of Napoleon’s rule. Taunton is the County Town of Somerset. The town is noted as the home of Somerset Cricket Club and Taunton Racecourse. In the centre of the town is the 19 acre Vivary Park, complete with 18 hole golf course, tennis courts and children’s playgrounds. There is an excellent town centre for shopping which includes all the leading retailers, whilst Hankridge Farm Retail Park is close to J25.
Services
The plot has access to all main services and there is gas in the village. We understand that superfast broadband is also enabled in the village. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
