Summary

The plot is very close to the town centre which is within easy walking distance. The Site
This is a level site of approximately 14m in length x 12m in depth. The frame of a disused garage will need to be removed as can be seen in the photos of the plot. This is where the new house will sit, also extended back beyond the gate and fence as in the plans. It is a level site. The access is through an existing archway which also serves some other dwellings currently being renovated with work due to complete in August. The plot provides for one parking space for the new house but two could be provided by separate negotiation.
The Area
Wincanton is a small town in South-East Somerset close to the Dorset and Wiltshire borders. It is some 12 miles north-east of Yeovil and some 10 miles north-west of Shaftesbury in Dorset. The town has a population of over 5000 and is a very attractive small town. It is perhaps best known for its racecourse. Being positioned close to the A303, Wincanton is near to a main route between the south-west and London. Nearby railway stations at Templecombe in Somerset and Gillingham in Dorset are on the Exeter to Waterloo line. As well as two primary schools, Wincanton has Somerset’s first specialist sports college at King Arthur’s Community School. The town is also twinned with Terry Pratchett’s fictional city Ankh-Morpork, with several roads named after street names from the Discworld series. Nearby is Bruton which has excellent independent schools, Kings School Bruton, founded in 1519 and Bruton School for Girls. Sexeys School, founded in 1889, provides state secondary education. Both Wincanton and Bruton have many independent local shops and there is a Waitrose and Asda in Gillingham and Morrisons, Lidl and the Co-op in Wincanton. Wincanton has a sports centre as well as rugby, football and cricket clubs.
