Summary
An individual serviced building plot is now available on the south-western edge of Exmoor National Park. Plot 15 has a detailed planning consent for a 4 bed detached house of approximately 1076sq.ft gross internal area, as well as a garage. It has open views to Exmoor. The house will also have a garden and will enjoy a spacious feel. The house is designed with render, slate roof, timber windows, doors and fascia’s to reflect the village setting. The plot will be accessed from a newly constructed adopted road. The plot is a serviced building plot which is an additional £25,000. This includes the infrastructure costs being the road, electricity to the plot, water and drainage to the plot, reduced levels ready for the foundations, structural engineering and civil engineering, warranties, drawings and building regs. If further preparation of the house is required, then some or all of the following can also be provided. How much or little of the following you require will be your choice and by individual negotiation.

c). Build up to damp proof course level.
d). Provide and lay drainage to mains
e). Provide and lay storm water drainage
f). Construct and lay concrete ground floor including radon treatment
g). Construct walls h). Provide and fix first floor joists and flooring deck
i). Provide and fix roof trusses
j). Felt, batten, slate roof.
k). Supply and fix windows and external doors as per planning and building regulations
l) Provide and fix fascia, soffit and rainwater goods.
m). Render walls and remove scaffold.
n). Provide and fix stairs.

If all of these choices were taken this would leave insulation, electricity, plumbing, plastering, decoration, heating, floor covering and the garden to complete before fittings were installed. Warranties will be provided and works will comply with Architectural drawings, building regulations and structural engineer drawings and calculations.
The Site
The whole site, encompassing all of the plots, is approximately 1.5 acres and the design of the house is such as to fit in with the contours of the land. The measures approximately 200sq.m. A new T Junction is already constructed up to the entrance of the site and further groundworks and site clearance are being undertaken at present which will include removal of barns and extending the construction of the existing retaining wall. There is a Geotechnical Report, including an environmental and soakaway investigation. There is an environmental noise assessment. A more recent application has discharged conditions relating to Archaeology and other outstanding conditions.
The Area
This a desirable and picturesque village on the edge of the Exmoor National Park with views over the surrounding countryside. The village has all amenities that you would expect such as a local shop, post office, village hall pub and primary school but also a very good sports club, offering the main sports plus archery and badminton. The village also has various clubs including a drama club and youth club. Barnstaple is some 13 miles to the west of the village and is the main town in North Devon with all the major High Street Retailers, The Green Lanes Shopping Centre and Sainsburys Supermarket. The town also has a theatre, is the home of Exmoor Zoo, Marwood Hill Gardens and Broomhill Sculpture Garden. As well as the state schools of Park Community School and Pilton Community College, independent education is offered at St Michael’s School and West Buckland School.
