Summary
We are marketing two self-build plots in Enstone, West Oxfordshire. The price quoted is per plot.

The total area for both plots is 2,500 square metres adjacent to residential parts of Enstone. The plots could potentially support much larger units but we have based our appraisal on 240 square metres GIA.

The land has outline planning permission for two self-build dwellings. The plots can be sold separately and there is room for negotiation on the size and layout of the plots.
The Site
The plot is approximately 0.25 hectares in total. The site adjoins a residential street and is quite separate from the open space to the east and south is adjacent to existing housing along one side is indicated on the attached details.

The parcel of land is well-hidden from the road and sheltered by established trees. It is slightly lower than the adjoining footpath and falls away to the east down towards the Glyme Valley. The street is lined with mainly mature sycamore, ash, field maple and hazel trees. The open meadows to the east and south of the site above the river valley form an important open space between the 3 constituent parts of Enstone. The site itself is covered with scrub and has a large leylandii hedge to the south and part of the eastern boundary which is in separate ownership.
The Area
The plot is in an attractive village location between the Cotswolds and Oxford. Enstone is a very well known and sought after location.

Enstone is 30 minutes drive from Oxford and 25 minutes from the M40, making it a very attractive location for commuters. The village is well served by services having a primary school, a pub / café, a post office, a general store and a petrol station.
Planning
The plot has outline planning and further design development will be required by the successful purchaser within the self-build or custom-build process. Detailed planning applications will be necessary to incorporate the specific needs of the occupiers within the environmental brief and the overall intent of this application.
The aim is for the occupiers to design and construct the two dwellings to a high environmental standard aiming for a carbon neutral outcome.

The successful purchaser will be expected to enter into a Universal Undertaking in order to comply with the appropriate provisions within the Self-Build and Custom House Building Act 2015.
