Summary
We are marketing a five-bedroom house with substantial land to the rear in a sought-after village location close to Bristol and Bath. Options may be considered.

The site comprises a substantial plot to the rear of a five-bedroom family home. The house is in need of renovation but it is mortgageable and functional if you wish to live in it while self-building on the plot. The house was recently recently valued at £500,000 by a local estate agent. There is a great deal of potential to add value to the house.

Both neighbouring properties have recently been developed. A developer recently built seven small homes on a similar sized adjoining plot to the north. We consider that, without demolishing the existing house, the plot to the rear would be ideal for two mid-sized semi-detached homes and that is what we have based our appraisal on. Developers may consider that a more ambitious scheme is more profitable. Self-builders may wish to consider a more substantial single dwelling.

The plot does not currently have planning consent of any kind.
The Site
The plot is approximately 1000 square metres including the existing house. We estimate that the useable plot is around 600 square metres.

There is access from the main road. The plot can be accessed via a private driveway to the side of the existing house.
The Area
The house and plot are in a sought after village in Somerset situated approximately 10 miles south-east of Bristol and 7.5 miles south-west of Bath. To the south, it is approximately 10 miles to both Shepton Mallet and Wells. The nearby village of White Cross, a seven minute walk away, is on the A37 and has regular bus services to both Wells and Bristol.

The village is close to the Mendip Hills Area of Outstanding Natural Beauty, Wookey Hole and Chew Valley Lake.

The plot has no planning permission at present.
