Summary
Planning consent has been granted for eight dwellings, comprising six one bed affordable units and two large four bed family homes. The larger units are 161sqm GIA and the affordable units are 55sqm GIA.

Each property has its own parking and amenity space. The design and layout of the properties will be arranged so as to make maximum benefit to natural light. The units will provide family homes where the finishes will include good quality traditional and localised materials i.e. slate and stone.
The Site
The plot is approximately 1.5 acres of unused grassland adjoining a residential road. A substantial access road will need to be built to access the development from the road. The plot is on the edge of a small village and represents in-fill between the main village and an outlying residential area. A biodiversity survey and report has been obtained.
The Area
The village of Connor Downs is situated approximately two miles (3 km) east of Hayle and about two miles south-southeast of Gwithian. The village straddles the old course of the A30 road but has now been bypassed and the new road passes to the north. Facilities include a school (Connor Downs Primary School),a spar petrol station, a pub, a Sunday school, doctors surgery and a garage.

The local area is very popular with tourists. Attractions include St Ives, Godrevy Point and Lighthouse, along with Hayle Beach and Upton Towans Beach.

The village is approximately 4 miles from Camborne town centre and 7 miles from Redruth, both of which offer mainline train services and the full range of supermarkets, pubs, restaurants and conveniences. The village is directly served by the A30, the main trunk road through Cornwall.
Planning
The plot has detailed planning consent from Cornwall Council. The plot has been exempted from s106 contribution on account of the six affordable units in the scheme.
