Summary
A detailed planning consent has been granted for a detached two bedroom house on two floors of approximately 740sq.ft, in a quiet residential conservation area within walking distance and less than a mile from the town centre. The house is a modest simple building of modern materials and finishes. The proposed house will comprise of a hall, cloakroom, cupboard, living room and kitchen on the ground floor and a landing, two bedrooms and bathroom on the first floor. There will be a private area to the front of the property and a rear garden laid to lawn.
The Site
This is level plot of approximately 63sq.m. There is a lock-up garage on site at present that will need to be removed to make way for the new dwelling. We are advised it is a sectional garage and can be re-used if required.
The Area
The plot is to the north-west of Cheltenham town centre in the St. Pauls area of the town. This area has St. Pauls Church at its centre and also the Tudor Gothic style Francis Close Hall, now part of the University of Gloucester. Nearby amenities include a leisure centre with swimming pool, gym and spa, pitch and putt golf course and tennis courts are also in the vicinity. The recent development on Lower High Street is about a quarter of a mile from here with cinema, shops and restaurants. Cheltenham is a Spa town and the most complete Regency town in England. It has a rich and interesting history. This can be seen in the remains of the thirteenth century Cistercian Hailes Abbey ruins, or in Sudeley Castle. Cheltenham is home to many music and literature festivals, has an Art Gallery and Museum as well as three theatres. Cheltenham has renowned independent schools such as Cheltenham Ladies College as well as state primary and secondary schooling. The town has a population in excess of 100,000 people, served by the Regent Arcade Shopping Centre as well as supermarkets such as Waitrose and Sainsburys
