The Site
The plot is approximately 10,900 square metres and adjoins the B4275. It is on the edge of residential development with industry and employment nearby. Additionally, there is an adjoining site with planning permission for 80 houses which will increase the residential feel of the plot.

The owner has already laid the apron from the main road.

The site has been investigated and no evidence of previous mining or contamination was found.
The Area
The plot is situated midway between Mountain Ash and Aberdare, and is approximately 12 miles north of Pontypritt, well within commuting distance of Cardiff, Newport and Bridgend.

The area is predominantly urban, spread out along the bottom of the valley either side of the B4275 and A4059, with mountains visible above. The area has all the services that families require with supermarkets, primary & secondary schools, doctors and a small hospital within a mile of the site. There are many pubs and restaurants within easy reach.

The plot is within walking distance of the Fernhill commuter train station with regular connections between Cardiff and Aberdare. The area is also well served by bus transport and is very convenient for the main commuter roads to the employment hub around Cardiff.
Planning
The owner has negotiated zero CIL payment, although buyers should assure themselves of this prior to completion.

The only element of planning yet to be finalised is the design of the surface water attenuation plan.
