Summary
An Option is sought to take this plot through planning with a view to purchase on gaining planning consent. The plot is about 0.7 miles outside of the settlement of Thornbury north of Bristol. A planning application for a detached five bedroom house was refused on appeal ten years ago in 2005. No further application has been submitted. The planning inspector at that time ruled that the plot was outside of the settlement boundary and that it was not in a sustainable location. The plot sits between one property, some 19 metres from the proposed house and another some 30 metres distant. It appears to be an infill plot but this was not upheld. The planning inspector had no objections to issues relating to drainage, trees, landscape, found no demonstrable harm to highway safety and did not find the proposed house detrimental to the character and appearance of the countryside. The proposed house had internal floor space of some 218sq.m to provide a large five bed detached house.
The Site
This is a level site of approximately 1/5th of an acre. The plot provides views over open fields and is set in a mature landscape but there are no T.P.O.’s on site. The site previously indicated a turning head within the grounds and parking space for three cars as well as the detached house. The plot goes back to the ditch and then up to the houses on either side.
The Area
Thornbury is a large market town with a population exceeding 12000 people, around 12 miles north of Bristol. The town has a thriving High Street and shopping centre as well as two supermarkets and many smaller shops, restaurants and pubs. Notable buildings include the Grade 1 Listed 16th century Thornbury Castle, now a hotel and restaurant and the 12th century St. Marys Church. The town has both secondary and primary schools, including The Castle School and many amenities including a golf club and tennis club, a leisure centre and football and rugby clubs. There are some pleasant walks in the area notably The Heritage Trail, the Streamside Walk and also Filmore Woods. The town is within easy driving distance of Cribbs Causeway, one of Bristol’s major shopping centres, and from there onto the City Centre.
