Summary
Reserved Matters approved on an outline planning consent for seven x two bedroom apartments in a Conservation Area in Bedminster within easy walking distance of local shops and amenities. The City Centre itself is easily accessible, a 15 minute walk from the site. The plans indicate a three storey building housing the apartments, with two car parking spaces, an internal courtyard, cycle storage and bin store area on the ground floor. The L Shape design gives a strong frontage onto the two roads bounding the site.
The Site
The site is level and laid to gravel but is overgrown. The site is secure, bounded by wire mesh boundary fencing and the gate access is currently closed. The application form states that the site is 0.02ha. The first application established the outline consent. A further application in 2012 gained landscaping approval, this also included a drainage report and foundations plan. A contamination survey and report concluded that no remediation is likely to be required. The 2013 Reserved Matters application received approval on conditions 4, 8 and 12 being contamination, road works and the dwarf wall. The final reserved matters application received approval on conditions 9, 10 and 11 being the approval of the culvert survey, approval of the structure layout, foundations etc.…, and approval of the surface water drainage. The site has a 2016 quote for piling being 350mm diameter augured piles with a maximum loading of 350kn per pile. The site also has a Building Regulations approval issued in mid-2016.
The Area
Bedminster was part of Somerset until 1831 and sits on the south-side of the City of Bristol. The area has a population of around 11,000 people, rugby and cricket club and one of the two City farms in Bristol, below Windmill Hill. The site has nearby access to the railway station and is some 1.5 miles from the City Centre and Cabot Circus. It is a popular residential area alongside Southville being close to the City Centre and more affordable than the likes of Clifton and Redland.
Services
The site has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange.
Viewing
The site can be viewed from the road at present. If you wish to walk on the site please make an appointment through The Land Bank Partnership.
