The site is level and laid to gravel but is overgrown. The site is secure, bounded by wire mesh boundary fencing and the gate access is currently closed. The application form states that the site is 0.02ha. The first application established the outline consent. A further application in 2012 gained landscaping approval, this also included a drainage report and foundations plan. A contamination survey and report concluded that no remediation is likely to be required. The 2013 Reserved Matters application received approval on conditions 4, 8 and 12 being contamination, road works and the dwarf wall. The final reserved matters application received approval on conditions 9, 10 and 11 being the approval of the culvert survey, approval of the structure layout, foundations etc.…, and approval of the surface water drainage. The site has a 2016 quote for piling being 350mm diameter augured piles with a maximum loading of 350kn per pile. The site also has a Building Regulations approval issued in mid-2016.
