Summary
A detailed planning consent has been granted for a detached house in a desirable village location between the small market town of Hatherleigh to the north and Okehampton to the south. The plans allow for a garden and parking space with the house being approximately 940sq.ft. The ground floor has a lounge, kitchen/diner and a sun room with adjoining shower, so this could perhaps be a second bedroom. The first floor has a master-bedroom with en-suite, a dressing room and a gallery leading to stairs to the ground floor.
The Site
The plot is level and is approximately 20 metres in width x 7 metres in depth. The barn shown in the photo has now been removed leaving a level, clear site. The plot has views towards Dartmoor and is in a quiet residential road opposite a Grade 11 Listed dwelling. There are numerous reports that have been completed including drainage details, nesting bird survey, wildlife checklist, structural inspection, domestic rainwater system and further service information (see below).
The Area
The village is unspoilt and is in a tranquil location, with some 6000 acres of land in the Parish. The village has a 16th century church and is close to Hatherleigh, the smallest town in Devon, but with many amenities including shops, butchers, bakers, 3 pubs, post office and two auction houses. The town also hosts a carnival and a summer arts festival. It is a thriving market town. To the south is Okehampton with a population of around 7500 people. The town has numerous primary schools and secondary education is provided at Okehampton College, rated as Outstanding by Ofsted. Independent education is offered at Bramdean School in Exeter. The town has many shops as well as Waitrose.
Services
The site has access to electricity and water. There is no gas in the village. The site will benefit from a Package Treatment Plant and an Air to Water Heat Pump as the primary heating system. Full details of these are available in the planning documents and an estimated cost is included in our appraisal. We would advise potential purchasers to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The site can be viewed on an open viewing basis. Please do not attempt to enter the barn on site which is structurally unsafe and to be removed.
