Summary
This plot may be suited to a holiday let or an artist’s studio subject to planning. A Detailed planning consent has been granted on this plot for a detached replacement garage. The consent for the garage indicates a building 4.5 metres in height and 7 x 6 metres in dimension, being 42 square metres. This plot is in a quiet and picturesque village location close to the City of Wells. A previous application for the demolition of a garage and the erection of a new dwelling was refused and the planning inspectorate dismissed the Appeal. However, the planning inspector in the January 2016 decision has no objection in principle to the redevelopment of the site for residential purposes. The plot is within easy walking distance of the main amenities in the village.
The Site
The plot is approximately 1743sq.ft and is level in a quiet and elevated position away from the main road on a residential side street. The planning application previously submitted provided an Archaeological Assessment, Archaeological Statement and a Resource Efficiency Statement in addition to detailed drawings. The planning consent for the garage includes a topographical survey.
The Area
The village is approximately 4 miles from the City of Wells and Shepton Mallet is also within easy driving distance. The village has a primary school, two pubs, village hall, post office and an exceptional village store, winner of the Best South-West village shop. Notable buildings include the 15th century church and the 15th century Grade 11 Listed manor house. To the north-east is the Iron Age Hill Fort Maebury Castle. Wells is the smallest City in England. The splendid Cathedral dates back to the 13th century. The City has excellent independent schools such as Wells Cathedral School. The City has a weekly market and has many fine shops and restaurants as well as a new Waitrose supermarket
