Summary
A detailed planning consent has been granted for a spacious detached three bedroom house of natural stone and slate roof in keeping with the area. The house has two floors with the ground floor being approximately 1290 sq.ft. with two further bedrooms in the roof space on the upper floor. The house will sit in a quiet and private elevated village location. The plans allow for ample garden and amenity area and parking.
The Site
The site is level and clear and is approximately 940sq.m being under a quarter of an acre. All boundaries are existing and the site has a pedestrian link already completed and there is vehicular access up to the plot. The site is laid to grass and is elevated from the road and other dwellings. The plot is in both an AONB and a conservation area.
The Area
The village is in south-west Wiltshire, between Salisbury and Shaftesbury in Dorset, and in the picturesque setting of the Nadder Valley. The village has a 13th century church, village shop and post-office and doctor’s surgery. It is a small but thriving community with many clubs including Amateur Dramatics, an Art Society, youth club, cricket club and sports centre. It is 10 miles equidistant from both Salisbury and Shaftesbury. Village primary schools are nearby and grammar schools are close by in Salisbury as well as Dauntsey’s Independent School on the edge of Salisbury. Tisbury mainline railway station connects to both London and the south-west. There is easy access to both the A303 and the A36.
Services
The site has access to all main services excluding gas. There is reference to a water main in the Wessex Water Document being on site but we are advised this is on a neighbouring paddock also in the ownership of the current land-owner. We would advise potential purchasers to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The site can be viewed strictly only by appointment through The Land Bank Partnership. The owner wishes to be advised of people viewing the plot please.
